What is an Asbestos Demolition Survey?

The purpose of an asbestos demolition survey is to help locate all the asbestos in a building (or the relevant part) before demolition work commences. It is a disruptive and fully intrusive survey which will need to penetrate parts of the building structure. It is very different to a management survey.

Aggressive inspection techniques are used to lift carpets and tiles, break through walls, ceilings, cladding and partitions, and open up floors.

If a structure is to be demolished, the PCBU must make sure that:

Demolition surveys are technically more challenging than management surveys, as their purpose is to identify all ACM within a particular building area or within the whole premises, so this can be removed. Many buildings have refurbishments and modifications over the years, with changes and alterations to the building structure and appearance (e.g. false floors, ceilings and walls, concealed and hidden areas, and surface treatments).

The level of competency and knowledge needed for demolition surveys is greater than for management surveys, and the intrusive nature of these surveys presents more health and safety risks.
